Terms of Service

The property

Villa OTIUM is rented exclusively as a whole, single unit to one party at a time. The villa accommodates a maximum of 8 guests. The number of guests stated at the time of booking may not be exceeded without our prior written consent. The villa is not let on a per-room basis and may not be shared with other parties.

Bookings and rates

The rental rate is EUR 650 per night. A minimum stay of 3 nights applies. A booking is confirmed only once the required deposit has been received and we have issued a booking confirmation. The person making the booking must be at least 18 years old and is responsible for all members of their party.

Payment terms

Payments are processed securely through Stripe; we do not store your card details. The following payment terms apply:

• Deposit: a deposit of 20% of the total accommodation price is due at the time of booking to confirm the reservation.
• Security deposit: a refundable security deposit of EUR 600 is also collected. It is returned after departure, subject to any deductions for damage, extra cleaning or breach of these Terms.
• Balance: the remaining balance of the accommodation price is due no later than 14 days before the check-in date.
• Late or non-payment: if the balance is not received by the due date, we may treat the booking as cancelled by you and apply the cancellation policy below.

Cancellation policy

Cancellations must be notified in writing to info@villa-otium.it. Unless otherwise agreed in writing:

• Cancellation more than 30 days before check-in: the security deposit is refunded; the 20% deposit is retained.
• Cancellation between 14 and 30 days before check-in: the 20% deposit is retained; any balance already paid is refunded.
• Cancellation less than 14 days before check-in, no-show or early departure: the full accommodation price is due and non-refundable; the refundable security deposit (less any deductions) is returned.

We recommend that guests take out comprehensive travel and cancellation insurance.

Check-in and check-out

Check-in is from 15:00 on the day of arrival. Check-out is by 11:00 on the day of departure. Different times may be possible by prior arrangement and subject to availability. Please let us know your estimated arrival time in advance.

Guest registration and tourist tax

By Italian law we are required to register all guests with the local authorities; each guest must provide valid identification on or before arrival. A tourist tax (imposta di soggiorno) set by the Municipality of Ugento may apply per guest per night and, where applicable, is payable locally in addition to the rental price.

House rules

To protect the property and ensure all guests enjoy their stay, the following rules apply:

• The maximum occupancy of 8 guests must not be exceeded; parties and events are not permitted without prior written consent.
• Please treat the villa, its furnishings and equipment with care and leave them in good order.
• Respect quiet hours and the peace of neighbours; excessive noise is not allowed.
• Smoking is not permitted indoors.
• Pets are allowed only where expressly agreed in advance.
• Any damage or breakage should be reported to us promptly.

Liability

Guests use the villa and its facilities (including any pool, garden and equipment) at their own risk. To the maximum extent permitted by law, we are not liable for personal injury, illness, accident, loss or damage to guests' property, except where caused by our negligence. We are not responsible for failures or interruptions of services beyond our reasonable control (such as utilities or internet). The booking party is liable for any damage caused during the stay by members of their party.

Force majeure

We are not liable for any failure to perform our obligations caused by events beyond our reasonable control, including natural disasters, extreme weather, fire, strikes, epidemics, or measures imposed by public authorities.

Governing law and jurisdiction

These Terms are governed by Italian law. Any dispute arising from the booking or the stay shall be subject to the jurisdiction of the competent court of Lecce, Italy, without prejudice to any mandatory consumer protection rights you may have in your country of residence.
